Ontario Resumes Residential Rent Increases For 2022

After nearly a two-year freeze on rental increases, Ontario landlords and property managers once again have the ability to raise property rents. As of January 1st, 2022, the maximum allowable rent increase has been set to 1.2 percent. The guideline is based on the Ontario Consumer Price Index (CPI). Calculated monthly by Statistics Canada, the CPI measures inflation using data that reflect the economic conditions of the past year.

The increase is the maximum most landlords can raise tenant's rent without approval from the Landlord and Tenant Board (LTB). However, they are not mandatory or automatic and require 90 days of written notice from the landlord to the tenant. Certain circumstances grant landlords to increase rent more than the guideline.

The rent increase does not apply to rental units in buildings occupied for the first time after November 15, 2018, social housing units, long-term care homes or commercial properties. Those who require payment assistance are encouraged to contact their property manager or landlord for information on housing support.
